Why patio doors fail faster than front doors

A patio door opening is twice as wide as an entry door opening and the units are heavier. When the clay soil under a DFW house moves — and it moves every summer — that wide opening racks first.

The result is a door that drags on the track, a French door pair that won’t meet in the middle, or a slider that takes two hands and a shoulder. It looks like a broken door. Usually it’s a moved opening.

We look at the opening before we quote the door.

Repair, when repair is the answer

Most patio door complaints come down to hardware, and hardware is replaceable.

A slider that’s hard to open is usually worn rollers and a damaged track. That’s a small job, not a large one.

Replacing the doors, keeping the frame

If the frame is sound and the doors themselves are the problem — rot on a wood French door, a failed panel, impact damage — we can replace the doors and leave the frame in place. Less disruption, less cost, and the right call more often than most companies will admit.

Full replacement

Replacing the whole unit

When the frame has gone — rot at the sill, a racked opening that won’t square, water finding its way into the wall — the unit comes out and a new one goes in.

Old unit removed, opening prepared and squared, new unit set plumb and level, flashed and sealed against water, interior and exterior trim finished.

On patio doors the flashing matters more than anything else, because a leaking patio door doesn’t announce itself until the flooring starts to lift.

Converting a slider to French doors

If you’ve never liked the slider, it can become a French door. It’s a bigger job than a straight replacement, but it’s the most noticeable change you can make to the back of a house.
